SITE PLAN - Shows the boundaries of your lot and neighboring properties. If you don’t have a site plan don’t worry - we can typically request one for all our clients which shows the topography of the lot as well.
PINTEREST BOARD - Share your favorite design boards and inspirations with us. This kit allows us to better understand your ideas and design goals.

we gather information about the project goals, client personality, lifestyle, needs, growth, and functionality. We also research the plot of land, zoning and land use requirements, building area, building codes, and identify strategies to complete the project goals.

translating the program studies into a developed schematic floor plan which yields a lot of the clients input as we create the basic form of the building based on the site parameters, identified program strategies, sketches.

we define and develop the important aspects of the project to produce a basic set of drawings to communicate to the bank and/or contractors for a soft cost estimate. The exterior concepts of the building will be defined and detailed, interior spaces completed and dimensioned, color palettes, and materials selected.

Once the preliminary phases are completed and the building is developed, it’s time for the designer and the build team to compose a cost analysis of the project to determine that the project is on budget. Although the analysis is based on the preliminary designs, the final estimate and design will be accurate because of the budget analysis. if any changes or reductions are needed it can take place without causing a major financial increase for the client. In this phase the design team’s duties are to assist the client by answering contractor questions or providing additional documentation requested by the contractor.

the most time-consuming phase due to the amount of details and specifications required as we show how the components of the building are to be connected. we develop the drawings from the design development phase into precise construction documents. These drawings will consist of specific details for unique features, cross sections, wall sections, MEP drawings.

we create a written document that describes in words what cannot be visualized or explained on a drawing such as, all of the construction materials, finishes, fixtures, equipment, and appliances to be installed.

we visit the jobsite weekly or monthly, depending on the size and requirements of the project, to answer questions from the builder and address potential issues. In this phase our role is to be an advisor to the owner, while it is vital to have us keeping an eye on things to ensure the finished project meets your expectations, materials are accurate, workmanship are of the quality you agreed to, and verify contractor’s billings accurately reflect the amount of work completed.
